Each week I pull a live snapshot directly from The Villages’ own listing system — the Villages Listing System (VLS), also known as the POV (Property of The Villages). The VLS is completely separate from the MLS — it’s The Villages’ proprietary platform covering new construction, preowned resale, and homesites (vacant lots) sold directly through The Villages. These homes are not listed on my website. The live VLS snapshot pulled this week of September 7, 2026 shows 1,355 total tracked listings across all four VLS categories — down from last week’s 1,783. The pullback was driven almost entirely by Homesites, which dropped from 709 to 295 tracked listings this week; New Construction and Preowned both ticked up slightly, while Pending eased modestly. This week’s Homesites count was cross-checked via two independent methods before publishing, so this is a real shift in tracked inventory — not a counting error.

As of the September 7 snapshot, VLS active inventory stands at 1,042 listings across new construction, preowned, and homesites — plus 313 under contract. VLS preowned homes span a wide price range and represent the only VLS category where I can represent you as a buyer under a buyer broker agreement. Contact me to learn how that process works.
