Each week I pull a live snapshot directly from The Villages’ own listing system — the Villages Listing System (VLS), also known as the POV (Property of The Villages). The VLS is completely separate from the MLS — it’s The Villages’ proprietary platform covering new construction, preowned resale, and homesites (vacant lots) sold directly through The Villages. These homes are not listed on my website. The live VLS snapshot pulled this week of August 31, 2026 shows 1,783 total tracked listings across all four VLS categories — down from last week’s 1,813. New construction, preowned, and homesites all eased slightly while pending contracts ticked up, a fairly stable week overall compared to the larger swings seen earlier this month.

As of the August 31 snapshot, VLS active inventory stands at 1,434 listings across new construction, preowned, and homesites — plus 349 under contract. VLS preowned homes span a wide price range and represent the only VLS category where I can represent you as a buyer under a buyer broker agreement. Contact me to learn how that process works.
