The Villages began in the 1970s as a small mobile-home park called Orange Blossom Gardens in northwest Lake County. Gary Morse took the reins in 1983, and the community grew rapidly — crossing into Sumter County in 1988, opening Lake Sumter Landing in 2004, and continuing its southward expansion through CR 466A and SR-44 into the 2010s and beyond. Today it spans more than 57 square miles across three counties and is consistently ranked the fastest-growing metro in the United States.
That history matters when you shop. The farther north you search, the more established the neighborhood — mature landscaping, proven resale history, and generally lower price-per-square-foot. Move south and you'll find newer construction, larger floor plans, bigger lots, and the latest home designs, typically at a higher price per square foot. There's no wrong answer — it's a trade-off between character and newness, price and amenity proximity.
