The Villages market kept moving the week of June 16–22 with 58 total transactions — 27 new listings and 31 homes moving to pending. More homes went under contract than came on the market this week, continuing the trend of demand outpacing supply that we've seen through early summer.

The week's standout new listing is 3560 Worth Circle in 32163 — a 3,163 sqft home listed at $1,650,000, the highest-priced new listing in The Villages in several weeks at $522/sqft. On the entry end, buyers can still find options starting at $259,000 in 32162. Average price per square foot on new listings came in at $296, up from $275 last week, reflecting that luxury and premium-tier properties led this week's new inventory.

On the pending side, 6605 Newell Loop in 34762 went under contract at $999,999 — a near-million-dollar deal in the growing 34762 corridor that signals continued buyer confidence at the top of the market.
