With new listings outpacing pending sales by six, buyers currently have a slight edge in selection that wasn’t there last week. Still, 80 transactions in a single July week is well above seasonal norms, and active inventory sits at just 460 homes across all four ZIP codes. New listings spanned $225,000 to $1,595,000 with an average of $305 per square foot — a notable jump from $261 last week, driven in part by a strong concentration of larger luxury entries this cycle. This week’s top listing is 4147 DESKIN Lane in the 32163 corridor — a 3-bed, 3-bath, 3,169-sqft home at $1,595,000 ($503/sqft), spotlighted below. At the accessible end, 8242 SE 169TH PALOWNIA Loop came to market at $225,000 for a 2-bed, 2-bath, 1,167-sqft Villa — a reminder that genuine entry points still exist in The Villages for buyers who are ready to move. On the pending side, buyers moved with conviction across the full price spectrum. The top contract this week was 3189 DARIEN Way at $895,000 (3-bed, 2-bath, 1,727 sqft in 32162), followed by 1116 MAYNARD Path in 32163 at $839,000. Meanwhile, 724 JASON Drive went under contract at $179,900 — a 2-bed, 2-bath manufactured home in the 32159 Historic Area.
