When more homes go under contract than hit the market, inventory tightens and buyer urgency rises. Seventy-one total MLS transactions in a single week confirms that The Villages market remains firmly active through mid-summer — this is not the typical slow-down this time of year tends to bring. New listings ranged from $179,900 to $1,175,000 with an average of $261 per square foot. The week’s top entry is 5581 PASSION FLOWER Way in the 32163 corridor — a 3-bed, 3-bath, 1,990-sqft home at $1,175,000 ($590/sqft), spotlighted below. Open houses still coming up this week: BUTLER Court, RAVENEL Court, and SAN LORENZO Court are all scheduled for Monday July 21, plus 896 RADCLIFE BEREA Place on Friday July 25. On the pending side, buyers moved decisively across all price bands. The highest-priced contract of the week was 2547 DIVIDING CREEK Path at $779,000 (3-bed, 2-bath, 2,000 sqft). Two homes at $725,000 — 1816 BLYTHEWOOD Loop and 2105 ZARAGOZA Place — also went under contract, while at the affordable end, 8205 SE 169TH PALOWNIA Loop went pending at $199,999.
