This Week in The Villages

The post-Independence Day week delivered solid numbers across the board. Sixty-seven MLS transactions hit the board during the week of July 7–13 — 33 fresh new listings, 1 Back on Market, and 33 homes entering the pending column. Buyers who spent the July 4th weekend browsing came back ready to act, and sellers who held off during the holiday gave the market a fresh injection of inventory. This is exactly the kind of post-holiday surge that characterizes a healthy, demand-driven market. New listings this week ranged from $155,000 to $1,200,000 with an average of $278 per square foot. The top-of-market entry is 7602 FRANK DIPIETRO Drive in the 34762 corridor — a 4-bed, 3-bath, 2,378-sqft home listed at $1,200,000, spotlighted below. At the entry level, a 1-bed villa at 17449 SE 81ST NEWBERRY Court came in at $155,000 — a reminder that The Villages still offers genuine access points at nearly every price. On the VLS (Villages Listing System) / POV side, this week brought a dramatic inventory surge across all categories. New construction (VLS) jumped from 182 to 194 — adding Coming Soon units to the count — while preowned VLS listings nearly doubled from 361 to 704. Homesites (vacant lots on the VLS) exploded from 75 to 372, reflecting a major Merritt Field release. Pending contracts (VLS) ticked up from 333 to 363. This week’s VLS snapshot covers 1633 total tracked listings — a significant jump from the 951 counted last week on the VLS. All four VLS categories moved higher: new construction (VLS), preowned VLS listings, homesites (VLS vacant lots), and pending VLS contracts all increased week over week.

This week’s VLS numbers tell a story of expanded opportunity. VLS new construction rose from 182 to 194 (including Coming Soon units). VLS preowned listings nearly doubled from 361 to 704 — a rare and substantial supply increase. VLS homesites surged from 75 to 372, primarily driven by a major Merritt Field homesite release. VLS pending contracts climbed from 333 to 363, confirming that buyer demand is keeping pace with rising supply. For buyers, this is the widest selection the VLS has shown in months.
